Staying with Frio Traditions FAQ
We are a pet-free, smoking-free, and party free vacation rental company. That being said, we love to host family reunions, friend get-togethers, wedding party guests, and corporate retreats. The rules we have in place are to make sure that all our guests have a great time in our homes.

Wash, dray and put away all dishes

Place all bagged trash in the designated outdoor bins

Turn off all lights and set a/c units to 78

Close and lock all exterior doors; your door code will deactivate automatically at 11 AM

If you book our homes that have heatable pools and you want to heat them, there is an additional charge of $175 per day. Please let us know ahead of time so that the pool will be warm when you arrive

Some of our homes have fully fenced pools, some do not. Please check to make sure that you are comfortable with pool safety before you book.

Bella Vida has a 30 minute timer on its hot tub

We do request that no children are allowed in the hot tub due to potential accidents and damage.

If there are any issues with the pool, please contact our emergency number for booked guests located in your Welcome Guide. Do not attempt to fix the issue yourself as this has caused damage in the past.

Please book your home well in advance and confirm with all guests as we do have a strict refund policy (see rental agreement for full details).

Our nightly rates do not include pool heating, extra cleaning, or damage discovered after you have departed.Â

Minimum age to book is 25+

Please pay attention to occupancy restrictions. We do have cameras on site (exterior only) for insurance and safety reasons. If there are any discrepancies, we do check the tapes.

Pets are not allowed in our homes.Â

Some of our homes allow exterior smoking but with strict cleaning guidelines in place. Concan is a place of natural beauty and stray butts, made of plastic, cause a lot of damage to the environment. Please dispose of them in the supplied butt disposal cans provided.

No vaping inside our homes please.Â

Quiet hours are from 10PM to 7AM

If something goes wrong during your stay please call us on our on call phone (provided in Home Manual) We will be there asap.

Firewood, charcoal, groceries can be purchased in Concan, but we recommend scheduling a pick up at the Ulvade HEB, as Concan can be pricey.

We provide concierge services that can make sure that your home is stocked with everything you will need for your stay. Just send us an email and we will schedule a call with you.
- All our homes are currently single level, however the doorways are not ADA width or compliant

Our bathrooms have a variety of tubs, step-in showers, and walk-in showers.

All access to the Frio River is privately owned. PLEASE do not attempt to go to the Frio River without permission as property owners will protect their property.
